List of documents needed when submitting an application for a rental

If you are renting and confused on the paperwork needed by most management companies, I am providing a list of documents that would be needed. Some management companies vary, but this list is the standard. Please also know that it is vital to have these documents in hand when viewing apartments. If you find an apartment you love and scramble to gather documents, it could be taken by someone who is willing, ready and able to produce these documents immediately. A friendly work of advice. If you are employed by a company, provide:

• AN EMPLOYMENT LETTER DESCRIBING YOUR POSITION, THE DATE OF EMPLOYMENT AND YEARLY SALARY.
• COPIES OF 3 RECENT PAY STUBS.
• MOST RECENT BANK STATEMENTS (CHECKING & SAVINGS).
• LANDLORD REFERENCE LETTER STATING HOW LONG YOU HAVE BEEN THERE, AND WHETHER YOU HAVE PAID YOUR RENT IN A TIMELY FASHION.
• COPY OF PHOTO ID.
• THE FIRST 2 PAGES OF THE LAST 2 YEARS TAX RETURNS.

IF SELF EMPLOYED, THEY WILL NEED:

• THE FIRST 2 PAGES OF LAST TWO YEARS* TAX RETURNS (1040).
• CPA LETTER STATING ANNUAL SALARY AND NET WORTH.
• MOST RECENT BANK STATEMENTS (CHECKING & SAVINGS)
• LANDLORD REFERENCE LETTER STATING HOW LONG YOU HAVE BEEN THERE, AND WHETHER YOU HAVE PAID YOUR RENT IN A TIMELY FASHION.
• COPY OF PHOTO ID
