2 Bed Apartment Wanted From August Lower East Side

My roommate and I are looking for a true 2 bedroom apartment on the Lower East Side (no convertibles please- we also want to have a living room) and would like to move in between August 10th and August 15th, but could possibly move in sooner if needs be. We will not deal with brokers unless the fee is being paid by the landlord/leasing company. We are willing to pay up to $2400- preferably less than that.

Requirements:
-real two bedrooms
-landlord who will accept foreign students (we are Irish and have Irish guarantors, although we have been renting here for a year and can provide references from our current landlord as well as proof of steady income)
-secured access building
-air conditioned
-within 5-10 minute walk from subway.


We are non-smokers and do not have any pets.
